Begin with the property and promoter records

Confirm who owns the land or property, whether the seller has the authority to transact, and whether any mortgage, charge or dispute is recorded. For an under-construction project, review the promoter’s registration and the project information published on the relevant state RERA portal.

  • Title documents and the chain of ownership
  • Encumbrance information and lender approvals
  • RERA registration details, where applicable
  • Approved layout, building plan and permitted land use

Compare the paperwork with the site

A brochure is not a substitute for an on-site review. Visit the property, understand access roads and surrounding development, and compare the layout, dimensions and promised facilities with the approved documents available to you.

For a completed property, check occupancy or completion documentation where applicable, utility access, maintenance arrangements and any outstanding dues.

Understand the complete financial commitment

Ask for a written cost sheet that separates the base price from taxes, registration, maintenance, parking and other charges. Review the payment schedule, cancellation terms, possession conditions and delay provisions before signing or paying a booking amount.

Independent legal and financial advice is valuable because the documents and requirements vary by project and transaction. A careful review before booking is usually easier than resolving an issue later.
