Start with the intended user

Retail, office and mixed-use spaces depend on different demand drivers. For retail, examine visibility, frontage, footfall potential and the tenant mix. For offices, consider transport access, floor efficiency, services, parking and the needs of likely occupiers.

Calculate beyond the quoted price

Compare the total acquisition cost, not only the headline rate. Include taxes, registration, fit-out, maintenance, parking and any usage-linked charges. If the property is intended for leasing, test assumptions using realistic vacancy, rent-free periods and recurring expenses.

Projected returns are estimates, not guarantees. Ask for the assumptions behind every projection and compare them with evidence from completed, occupied properties in the surrounding market.

Verify permitted use and project documents

Confirm title, sanctioned plans, permitted commercial use and project registration where applicable. Review the agreement for possession, fit-out access, common-area charges, signage, transfer conditions and restrictions on leasing or business categories.

A commercial purchase should be reviewed against your own investment horizon, liquidity needs and risk tolerance with independent legal and financial advice where required.
