Check the plot, not only the project
Two plots in the same development can differ significantly. Confirm the plot dimensions, orientation, road width, access and permitted construction. Review the sanctioned layout to understand nearby open areas, utilities and community facilities.
Evaluate everyday connectivity
Consider the routes you will actually use rather than relying only on straight-line distances. Visit at different times and assess access to employment areas, metro connections, highways, schools, healthcare and daily shopping.
Future infrastructure can support an area’s growth, but decisions should distinguish completed connectivity from proposed work and should not rely on unverified timelines.
Review approvals and development responsibilities
Verify project registration and the approved layout through official sources where applicable. Ask which roads, utilities, landscaping and shared facilities the developer must deliver, how maintenance will be managed, and when possession or construction rights are expected.
Before purchase, have a qualified professional review the title, sale documents and applicable building rules for the specific plot.
